Terms of Service

1. Introduction

These terms govern your use of DeedSight (deedsight.com), operated by DeedSight (“we”, “us”, “our”). By creating an account or using our service, you agree to these terms.

2. The service

DeedSight is an AI-powered property intelligence platform. We provide automated property analysis, investment strategy comparisons, valuation drafts, and related tools for UK properties.

3. Important disclaimers

DeedSight is not a substitute for professional advice. Our reports and analyses are generated using AI and public data sources. They are provided for informational purposes only.

• Our property valuations are AI-assisted estimates, not formal RICS valuations. They should not be relied upon as the sole basis for property transactions.
• Our investment strategy analysis does not constitute financial advice. You should consult a qualified financial advisor before making investment decisions.
• Our legal document tools (including valuation drafts) are data compilation tools. They do not constitute legal advice. You should consult a qualified conveyancer or legal adviser.
• We do not guarantee the accuracy, completeness, or timeliness of any data or analysis. Government data sources may contain errors or delays.

4. Accounts

You must provide accurate information when creating an account. You are responsible for maintaining the security of your account credentials. You must not share your account with others (team members should use the team seats feature included in applicable plans).

5. Subscriptions and payments

Plans and pricing: Our current plans and pricing are displayed on the pricing page. We reserve the right to change pricing with 30 days' notice to existing subscribers.

Billing: Paid plans are billed monthly via Stripe. Your subscription renews automatically unless cancelled.

Trials: Where a free trial is offered, you will not be charged until the trial period ends. You may cancel during the trial at no cost.

Subscriber top-ups: Some subscriber-only features may offer additional commercial memo usage as a top-up. Top-up charges are processed immediately via Stripe and are non-refundable once the report or analysis has been generated.

Cancellation: You may cancel your subscription at any time from the billing page. You retain access until the end of your current billing period. We do not provide pro-rata refunds for unused portions of a billing period.

Refunds: If you experience a technical issue that prevents a report from being generated, contact info@deedsight.com and we will either regenerate the report or issue a refund at our discretion.

6. Usage limits

Each plan includes monthly usage limits for features such as property scans, PDF reports, and AI analyses. Limits reset on your billing date each month. Unused allowances do not roll over.

If you exceed your plan limits, you may purchase additional subscriber top-ups where available for your plan tier, or upgrade your plan.

We reserve the right to suspend accounts that consistently exceed fair usage policies through automated means or that appear to be scraping data from the platform.

7. Acceptable use

You agree not to:

• Use the service for any unlawful purpose
• Attempt to access other users' data
• Scrape, crawl, or systematically extract data from the platform
• Resell access to the service or its data without written permission
• Use the service to generate misleading property valuations intended to deceive
• Reverse engineer, decompile, or attempt to extract the source code of the platform

8. Intellectual property

The DeedSight platform, including its code, design, AI models, and branding, is owned by DeedSight. You may not copy, reproduce, or redistribute any part of the platform.

Your reports: Reports you generate are yours to use for their intended purpose (personal reference, sharing with advisors, legal submissions, etc.). White-label reports (available on Business plan or with the add-on) may be shared with your clients under your own branding.

Data: The underlying property data used in our analyses comes from public government sources and remains in the public domain.

9. Limitation of liability

To the maximum extent permitted by law:

• We are not liable for any decisions you make based on our analyses or reports
• We are not liable for inaccuracies in underlying government data sources
• We are not liable for any indirect, consequential, or incidental damages arising from use of the service
• Our total liability for any claim relating to the service is limited to the amount you paid us in the 12 months preceding the claim

Nothing in these terms excludes or limits our liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded under English law.

10. Service availability

We aim to provide the service 24/7 but do not guarantee uninterrupted access. We may perform maintenance, updates, or experience outages. We will endeavour to provide notice of planned maintenance where possible.

11. Termination

We may suspend or terminate your account if you breach these terms, engage in abusive behaviour, or fail to pay subscription fees. In the event of termination, you will have 30 days to export your data.

You may delete your account at any time through the settings page.

12. Changes to these terms

We may update these terms from time to time. We will notify registered users of material changes by email at least 14 days before they take effect. Continued use of the service after changes take effect constitutes acceptance.

13. Governing law

These terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
